This Privacy Policy explains how Paducah Mobile Home Communities (“we,” “us,” or “our”) collects, uses, shares, and protects information about you when you visit this website, contact one of our communities, or apply to rent a home or lot in Paducah, KY. By using this site or submitting an application, you agree to the practices described here.

Information we collect

We collect the information you choose to give us and a limited amount of technical information automatically.

  • Application & inquiry information. When you inquire or apply, we collect details such as your name, contact information (phone, email, mailing address), the community you’re interested in, household size and the adults who will live in the home, employment and income information, rental history and landlord references, pet and smoking information, and (where relevant) Housing Choice Voucher / Section 8 details. Every adult 18 or older who will live in the home submits a separate application.
  • Screening information. To make a rental decision, we obtain a consumer report through our screening company (see below), which includes credit, criminal history, eviction history, and judgments or liens.
  • Communications. Records of your calls, texts, and emails with us, including consent choices and opt-outs.
  • Automatic technical data. Basic information your browser sends when you visit this site, such as your IP address, device and browser type, and the pages you view. We use this only to operate and improve the site.

How we use your information

  • To respond to your inquiry and answer your questions.
  • To process your application, order and evaluate tenant screening, and make a rental decision (we aim to decide within 3 business days of a completed application and fee).
  • To collect the $65-per-adult application fee.
  • To communicate with you about your application, tenancy, rent, and maintenance.
  • To comply with applicable law, including Fair Housing and consumer- reporting requirements, and to enforce our agreements.

Tenant screening & RentPrep (FCRA)

We use RentPrep as our tenant screening company. With your written authorization, RentPrep provides us a consumer report covering credit report / residentscore, criminal background, eviction history, judgments & liens. We use that report solely to evaluate your application under our published rental standards, which we apply consistently to every applicant.

These reports are governed by the federal Fair Credit Reporting Act (FCRA). If we decline an application, charge different terms, or otherwise take an adverse action based in whole or in part on a screening report, you will receive an Adverse Action Notice that names RentPrep as the screening company and explains your right to obtain a free copy of your report and to dispute its accuracy directly with them.

Text messages & SMS consent (TCPA)

If you give us your mobile number and opt in, we may send you text messages related to your inquiry, application, tenancy, and community (for example, application status, appointment reminders, and rent or maintenance notices). Consent to receive texts is not a condition of renting from us or of any purchase.

  • Message and data rates may apply, and message frequency varies.
  • You can opt out at any time by replying STOP to any text; reply HELP for help.
  • We honor opt-out requests and maintain a do-not-text record for numbers that have opted out.
  • We do not share or sell your mobile opt-in information or your text-messaging consent with any third parties, and we do not share it with any third parties for their own marketing purposes.

How we share information

We do not sell your personal information. We share it only as needed to run our business and comply with the law, including with:

  • Our screening company (RentPrep) to process your application.
  • Service providers that help us operate this site, our customer- relationship system, and our phone and messaging tools, under confidentiality obligations.
  • A housing authority, when you are using a Housing Choice Voucher / Section 8 and ask us to coordinate.
  • Government agencies, courts, or others when required by law or to protect our rights, safety, or property.

Cookies & tracking

This site uses a small number of cookies and similar technologies that are necessary to operate the site and to understand basic, aggregate usage such as which pages are visited. We do not use cookies to build advertising profiles, and we do not sell information collected through cookies. You can control or disable cookies in your browser settings, though some parts of the site may not work as intended if you do.

How we protect & retain information

We use reasonable administrative, technical, and physical safeguards to protect the information we hold, and we limit access to people who need it to do their jobs. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. We keep application and screening records only as long as needed for the purposes above and to meet our legal and recordkeeping obligations, then dispose of them securely.

Your choices

  • You may decline to provide certain information, though we may be unable to process an application without it.
  • You may opt out of text messages at any time (reply STOP).
  • You may ask us to review or correct the information you submitted to us directly by contacting us. To dispute information in a screening report, contact RentPrep.

Children’s privacy

This site and our application process are intended for adults 18 and older. We do not knowingly collect personal information from children.

Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date above. Material changes will be reflected on this page.
