How to Apply

Before you apply, take a minute to review our standards and run the quick self-check below. We want you to know exactly what we look for before you pay any fee — that way no one pays for an application that can't be approved.

What we look for

These are the published standards, applied the same way to every applicant. For the full breakdown, see the Qualifications page.

You need

  • A separate application for every adult
  • Income of at least 3x the monthly rent
  • At least 6 months at your current job
  • Credit score of 600 or higher
  • Positive landlord references (last 5 years)
  • Non-smoking household
  • Occupancy within limits

Automatic denial

  • Credit score below 550
  • Any eviction, ever

Application fee: A $65 application fee is required from every adult (18+) and collected before screening begins. If you are approved, the fee is credited toward your move-in costs. If you are denied or withdraw your application, the fee is non-refundable.

Are you 18 or older?

Every adult 18+ who will live in the home applies separately.

Have you ever had an eviction on your record?

This includes a filing that was later dismissed.

Will your household be non-smoking?

Our homes and communities are for non-smokers only.

If you have pets, do they fit the community's pet policy?

Pet policies vary by community — Ferne Cliff welcomes pets; contact the office for Country Oaks and Vasseur Avenue. Choose "Not applicable" if you have no pets.

Is your household within two people per bedroom?

Occupancy is limited to a maximum of two people per bedroom.

Income check (3x the monthly rent)

Enter your gross monthly household income and the monthly rent for the home you are interested in. We look for income of at least three times the rent.
